Property Investment Australia - a fast way to financial security

Property Investment Australia - in particular in Brisbane, Queensland, is arguably the quickest way to secure your financial future - especially if you are over 40.

Here's why.

Overall, Australian real estate is a very good business opportunity.

According to the ANZ Property Outlook (January 2008) "In risk adjusted terms since 1984, residential property returns have more than tripled those of equities and more than doubled those of commercial property and government bonds".

Longer term statistics are impressive.

As a rough guide, $100 invested in Brisbane 25 years would now be worth $1100-$1200. That's about double your money three times every 21 years - and it has been that way since records began.

And, as an investor, you get to keep more of your money - ongoing management fees related to real estate are significantly less than they are for superannuation or shares.

If you are over 40, timing is an issue.

As a rough guide, if you want to live on just 50% of your current earnings, you must have already saved and average of 12% of what you have earned during your working life.

Bearing in mind that the current government superannuation guarantee is only 9%, unless you have made a start already, you are not going to make it.

And the future is pretty uncertain...

Over the past 10 years the Federal Government has made it harder to qualify for the aged pension - and it looks like it will be even tougher in the future.

Asset tests, deeming on savings accounts and changes to the treatment of shares and unit trusts all mean fewer retirees will get a pension.

And the Government's new superannuation rules will limit most superannuation pay outs to $400,000 - which is bound to be much less than you need to maintain your present lifestyle in retirement.

So, maintaining your lifestyle during retirement means building a separate retirement nest egg on top of your superannuation.

And, if you are over 40 with no nest egg in place, you need to act fast!

It is that simple.

Fortunately investing in Australian residential property is pretty simple too.

For a very modest weekly contribution that you control, you can invest in carefully selected homes that can be expected to double in value every 7-10 years.

And it gets even better.

Taxation treatment of capital gains make residential rental property investing attractive.

In fact the tenant and the tax man make the biggest contributions to your nest egg while you - the investor - reap the benefits.

So how do you know it will work for you?

First time of all, commonsense tells you it is obvious that residential property is expected to continue to increase in value.

But which homes are best for buyers - and where?

Our property investment guide says that the best type of real estate investment is:

- a brand new family home
- a tax effective deal for investors
- attractive to the ideal tenant (a young couple with children in primary school).

And the best location is:

- an established suburb
- within a economic growth corridor
- an easy commute to a major cluster of solid jobs in a diversified industrial zone.

Investing in Australia is something you can get started with right now.

So how does a typical deal stack up financially?

First of all it is affordable.

In Australia over 70% of Australians involved in property investment are on incomes between $35,000 and $40,000 per annum, so you don't have to be rich with lots of spare capital.

Chances are you can get started with a $1000 deposit.

And you will probably be able to get 105% funding from local Australian banks (depending on their valuations).

So, if you are over 40 and you don't have a nest egg in place, you need to act now.

At worst you will learn more about the opportunities in Australia.

At best you will have taken the first step towards securing your financial future and will have avoided a dreadful old age in miserable poverty.
